We are seeking an Accounting & Compliance Officer with real estate industry experience to manage day-to-day accounting operations while ensuring full compliance with UAE regulatory requirements. The role combines hands-on bookkeeping and reporting with oversight of AML/CFT, VAT, corporate tax, and RERA/DLD obligations.
Key Responsibilities
Accounting
Maintain general ledger, journal entries, and month-end/year-end closing
Process accounts payable and receivable, including commission payouts to agents and brokers
Reconcile bank accounts, escrow/trust accounts, and service charge accounts
Track rental income, security deposits, cheque schedules, and post-dated cheque management
Prepare monthly management reports, cash flow statements, and budget vs. actual variance analysis
Manage petty cash, expense claims, and supplier payments
Support external auditors with schedules, documentation, and audit queries
Maintain fixed asset register and property-level cost tracking
Compliance
Ensure compliance with AML/CFT obligations applicable to real estate brokers and agents, including customer due diligence (KYC), enhanced due diligence on high-risk clients, and cash/crypto transaction reporting
Maintain and update the company's AML policy, risk assessment, and record-keeping framework
Prepare and file VAT returns with the Federal Tax Authority; manage corporate tax registration and filings
Monitor RERA and Dubai Land Department requirements, including trust account rules, Form A/B/F documentation, and licence and permit renewals
Review sales, lease, and brokerage agreements for financial and regulatory accuracy
Conduct internal control reviews and flag process gaps or exposure to management
Deliver periodic compliance training and updates to sales and admin teams
Serve as liaison with regulators, banks, auditors, and legal advisors
Requirements
Bachelor's degree in Accounting, Finance, or Commerce
3–5 years of accounting experience, with at least 2 years in UAE real estate, property management, or brokerage
Working knowledge of UAE VAT, corporate tax, AML/CFT regulations, and RERA/DLD procedures
Proficiency in accounting software (Yardi, Tally, Zoho Books, QuickBooks, or SAP) and advanced Excel
Strong attention to detail, documentation discipline, and confidentiality
Excellent written and spoken English; Arabic or Hindi/Urdu an advantage
Preferred
Part-qualified or qualified ACCA, CPA, CA, or CMA
Certification or training in AML/CFT compliance
