The selected candidate will manage budgeting, financial planning, operational accounting, and compliance for over 100 Jointly Owned Properties under the Owners Association mandate. The role is vital in ensuring accuracy, compliance with RERA, timely reporting, and smooth coordination of audits.
Key Responsibilities:
1. Financial Audit Support (RERA-Compliant):
- Handle annual and interim RERA audits for 100+ Owners Association properties
- Prepare annexures in RERA format and gather audit documentation
- Liaise with auditors, respond to queries, and finalize reports
- Upload audited financials to the RERA portal
2. Operational Accounting & Month-End Close:
- Reconcile ledgers for Owners Association accounts
- Post accruals, adjustments, and validate trial balances
- Ensure correct allocation of shared and common area costs
3. VAT Compliance:
- File VAT returns in compliance with UAE tax law
- Reconcile VAT postings and collaborate with tax consultants
4. Budgeting & Financial Planning:
- Assist in preparing annual budgets for multiple Owners Associations
- Monitor budget usage and report on performance variances
- Support OA-related cash flow forecasting
5. Income Matching & Financial Reporting:
- Reconcile OA service charge and utility income
- Prepare P&L and balance sheet per Owners Association
- Deliver periodic financial reports to stakeholders
6. Balance Sheet Schedules & Compliance:
- Maintain reconciled and audit-ready OA financial records
- Ensure full compliance with RERA and internal controls
المهارات
Qualifications & Experience:
- Bachelor’s degree in Accounting, Finance, or related field
- 4–6years of experience in OA or real estate accounting (UAE experience)
- Solid understanding of RERA regulations and JOP financial processes
- Proficient in ERP/accounting systems and advanced Excel
- Strong attention to detail, organization, and communication skills
- UAE Experience mandatory for the role
