الأدوار والمسؤوليات
1. Financial Planning & Analysis
Prepare annual budgets and long-term financial forecasts for owned properties and FM operations.
Monitor financial performance against budgets and provide variance analysis.
Develop financial models to support investment, acquisition, and asset performance decisions.
Analyze property-level profitability, ROI, and operational efficiency.
2. Property Portfolio Finance Management
Manage end-to-end financial operations of owner-managed real estate assets.
Oversee rental income tracking, invoicing, collections, and arrears management.
Ensure accurate service charge budgeting, allocation, and reconciliation.
Monitor occupancy-related revenue and expenditure trends.
3. Facilities Management Finance
Control and monitor FM budgets including maintenance, utilities, and operational contracts.
Review and validate vendor invoices and service contracts.
Track FM cost efficiency and identify cost optimization opportunities.
Coordinate with FM teams for CAPEX and OPEX planning.
4. Accounting & Reporting
Ensure timely preparation of monthly, quarterly, and annual financial statements.
Maintain accurate general ledger entries for all property and FM transactions.
Prepare management reports for senior leadership and property owners.
Coordinate with external/internal auditors and ensure audit compliance.
5. Cash Flow & Treasury Management
Manage cash flow requirements across multiple properties and FM operations.
Ensure timely collection of receivables and effective payment cycles.
Monitor liquidity position and support financial planning decisions.
6. Corporate Tax & FTA Compliance
Ensure full compliance with UAE Corporate Tax Law and related regulations.
Prepare and review corporate tax computations, returns, and supporting schedules.
Coordinate with external tax consultants and auditors for filings and advisory.
Maintain proper documentation to support FTA audits and inspections.
Ensure compliance with VAT regulations, including property-related VAT treatments.
Support tax planning strategies to optimize overall tax efficiency within legal framework.
7. Vendor & Stakeholder Management
Liaise with property managers, FM teams, contractors, and service providers.
Negotiate and review financial terms of contracts and agreements.
Provide financial insights to senior management and property owners.
Support decision-making through data-driven reporting.
8. Systems & Process Improvement
Implement and enhance ERP/accounting systems (e.g., Yardi, SAP, Oracle, or similar).
Improve financial processes, automation, and reporting efficiency.
Develop dashboards and KPIs for real estate and FM performance tracking.
Perform any other duties and responsibilities as assigned by the company in line with the organization requirements.

CA, CPA / ACCA / CMA
Bachelor’s degree in Accounting, Finance, or related field
7–12 years of experience in finance, preferably in real estate and facilities management
